UPDATE: Major redevelopment plans have just been revealed for the old Hersham Place Technology Park in Surrey, aiming to transform the site into a vibrant neighborhood featuring up to 280 new homes. The proposal, submitted by developer Berkeley Homes, seeks to demolish the outdated office blocks and replace them with a mix of houses and flats, creating a community-focused living space.
The ambitious project, located off Molesey Road and Queensway, includes plans for open green spaces and a potential doctor’s surgery, contingent on negotiations with the NHS. The site, which has remained largely empty, would be revitalized in a two-phase construction process. The first phase focuses on residential units, while the second will incorporate additional homes along with flexible community or business spaces.
According to the latest planning documents, the development is designed to feature approximately 40 percent homes and 60 percent flats or maisonettes. A central ‘village green’ is proposed as the heart of the community, complete with play areas and gathering spots aimed at enhancing local engagement and connectivity.
The plans draw inspiration from Hersham’s industrial heritage, incorporating architectural elements that echo the area’s history, including nods to former factories like Air Products and Vickers Armstrong. If approved, this project is set to breathe new life into what has been classified as an “underused” brownfield site, strategically located near shops, schools, and essential transport links.
The developer has pointed out that the Elmbridge area currently faces a significant housing shortfall, with only a 0.9-year housing land supply, far below the government’s target of five years. This situation creates a favorable environment for the approval of suitable housing developments like the Hersham project.
Furthermore, the redevelopment promises enhancements such as improved landscaping, better drainage systems, and a boost to local biodiversity. However, it is important to note that the current plans do not include affordable housing, as viability reports indicate a potential deficit of around £22.6 million if all homes are sold at market value.
The proposed GP surgery has garnered local support but remains uncertain, pending a lease agreement with the NHS. If the plans move forward, several new character areas will emerge, including Hersham Lodge, a redesigned entrance off Molesey Road featuring a landmark building, and Lodge Green, a community-style green space surrounded by residential homes.
Elmbridge Borough Council is set to review the application in the coming months, with residents encouraged to submit their comments until November 21, 2023. This redevelopment initiative is not just about housing; it’s about revitalizing the community and bringing essential services back to the heart of Hersham.
