UPDATE: In a significant move for animal healthcare in Pennsylvania, Terramed Real Estate Solutions has just announced the acquisition of a building housing the Animal Hospital of Dauphin County for $1.9 million. This deal, finalized on December 9, underscores the growing demand for specialized veterinary facilities in the region.
The property, located in West Hanover Township, encompasses 7,384 square feet and currently serves as a hub for veterinary services, staffed by 12 veterinarians. The transaction is set to enhance the hospital’s capabilities, ensuring that families continue to receive comprehensive animal care under one roof.
Terramed’s acquisition strategy is particularly noteworthy, as it employs an UPREIT structure, allowing the seller to transition into a long-term lease while efficiently managing tax implications. “This approach supports continuity for the practice while allowing the seller to transition ownership in a tax-efficient manner,” Terramed officials stated in a news release.
Dr. Bob Sarsfield, owner and chief medical officer at the Animal Hospital, expressed his optimism about the future of the facility, stating, “This building has supported our team for a long time because it gives us the room and tools to offer a wide range of treatments in one place.” He highlighted the importance of familiarity and trust families have in their veterinary care, emphasizing that this decision will bolster the hospital’s ability to care for pets for years to come.
Equipped with an in-house laboratory, pharmacy, and advanced diagnostic tools—including X-ray and ultrasound machines—the facility is poised to meet the diverse needs of its patients. Terramed’s portfolio spans over 1.5 million square feet across more than 35 states, reflecting its commitment to enhancing healthcare real estate.
As this acquisition unfolds, pet owners in the region can expect improved services and continued access to essential veterinary care. Stay tuned for more updates on how this transition will shape the future of animal healthcare in Dauphin County.
